Commercial and HOA Gutter Services in Arizona
Grizzly Rain Gutters installs, repairs, and cleans gutter systems for commercial buildings, HOA common areas, apartment complexes, and multi-building properties across Arizona. We fabricate seamless aluminum and copper on site, which means a 200 foot warehouse roofline gets one continuous run instead of twelve joined sections, and we schedule around tenant access rather than around our own route. Licensed under AZ ROC 357629 and fully insured. Call (602) 702-6419 for a property walk.
What makes a commercial gutter job different from a residential one
Commercial rooflines are longer, flatter, and drain more square footage per downspout than any house. Three things change as a result. First, sizing. A large flat roof plane concentrates a monsoon burst into far fewer outlets, so 6 inch K-style gutters and 3x4 downspouts are the starting point rather than the upgrade. Second, access. Tenants, customers, and parking all have to keep working while we do, so the work gets staged by building or by elevation. Third, documentation. Property managers and HOA boards need a written condition report they can put in front of a board or an owner, not a verbal summary.

HOA common area maintenance
HOA work is usually recurring rather than one time. The common pattern is a pre monsoon clean in May or June, a post monsoon clean in October or November, and a written condition report after each visit so the board has a paper trail. We quote the full common area as one scope and bill it as one invoice, which is simpler for a management company than coordinating per building.
Pre monsoon and post monsoon commercial cleaning
Arizona commercial gutters fail for a seasonal reason. Fine dust and sediment accumulate through the dry months, the first monsoon burst turns that sediment into a packed sludge, and the system overflows at exactly the moment it is most needed. Cleaning before the season prevents the pack, and cleaning after it removes what the storms deposited. Both visits include a downspout flush, not just a trough scoop.
What you get in the written condition report
Every commercial visit produces a report naming the building, the date, each roofline section inspected, the debris type and depth found, any failing joints or hangers, downspout flow confirmed or blocked, and a repair recommendation with priority. It is written to be forwarded to an owner or a board without translation.

Commercial Gutter FAQs
- Yes. HOA common areas, apartment complexes, and managed commercial portfolios are a regular part of our work. We quote the full common area as a single scope, bill it as one invoice, and deliver a written condition report after each visit that a board or an owner can read without translation. Recurring pre monsoon and post monsoon schedules are the most common arrangement.
- Commercial rooflines in Arizona generally start at 6 inch K-style gutters with 3x4 downspouts, where a house would use 5 inch and 2x3. The reason is drainage area per outlet. A large flat commercial roof plane funnels a concentrated monsoon burst into far fewer downspouts than a pitched residential roof, so both the trough and the outlet have to be sized up. We calculate the actual drainage area per outlet during the property walk rather than applying a default.
- Yes. Commercial work gets staged by building or by elevation so tenant access, customer parking, and loading areas keep working. For retail and restaurant properties we schedule outside of peak hours. The staging plan is agreed before the first visit, not improvised on site.
- Twice a year for most Arizona commercial properties, once before monsoon season in May or June and once after it in October or November. Properties with heavy surrounding vegetation, mature mesquite, or palm trees may need a third visit mid season. Buildings with micro-mesh guards installed can usually extend the interval, though commercial roofs still warrant an annual inspection because a single blocked outlet affects far more square footage than it would on a house.
- Yes. Grizzly Rain Gutters holds Arizona ROC license 357629 and carries full insurance. Certificates of insurance can be issued to a property manager or general contractor on request before work begins.
- Yes. Copper is most often specified on commercial projects where the building has an architectural or historic requirement, such as a restored downtown property, a church, or a hospitality build where the roofline is a visible design element. Copper carries a 50 to 100 year service life. For standard warehouse, office, and industrial rooflines, aluminum is the practical specification.
